Nobody likes taxes — except, perhaps, elected officials and government workers who rely on them.
Americans feel besieged: Earn money? Taxed. Spend money? Taxed. Save money? The tax man still wants a piece.
Yet, most of us agree some level of fair taxation is necessary to keep our communities safe and provide essential services like schools, roads and public safety. But one tax stands out as uniquely oppressive, an eternal burden that haunts homeowners long after they’ve paid their dues: the property tax.
Unlike income or sales taxes, which hit once and are done, property taxes are relentless. They stalk you from the moment you buy a home, through decades of mortgage payments, and even into retirement when your income is fixed.
Pay off your house? Doesn’t matter. The tax persists, rising year after year, and if you can’t keep up, you risk losing your home. When you sell or pass away, the tax resurrects, zombie-like, to plague the next owner. It’s a system most Georgians find not just frustrating, but fundamentally unfair. I agree.
Seniors face threat of leaving their homes
The most heart-wrenching consequence of this tax falls on our senior citizens.
These are folks who’ve paid property taxes for decades, funding schools for their children, grandchildren, and even great-grandchildren.
They’ve paved roads through countless upgrades, supported generations of police officers and firefighters, and built the communities we cherish.
Yet, in their golden years, many face a cruel reality: Skyrocketing property taxes outpace their fixed incomes, forcing them out of homes they’ve spent a lifetime building. This isn’t just a financial strain — it’s a tragedy.
In Georgia, where property taxes have surged alongside inflation, this crisis is acute. Seniors on fixed incomes — often Social Security or modest pensions — watch helplessly as tax bills climb, sometimes doubling in a decade.
According to the Washington, D.C.-based Tax Foundation, Georgia’s effective property tax rate ranks mid-tier nationally, but for seniors in fast-growing counties like Fulton or Gwinnett, assessments can spike dramatically, with median bills exceeding $3,000 annually in counties including Fulton, Forsyth, Gwinnett, Fayette and Oconee, according to the Georgia Public Policy Foundation. For someone living on $20,000 a year, that’s a devastating hit.
Too many are forced to sell their homes or face foreclosure, a fate no one should endure after a lifetime of contribution.
Seniors Security Act would protect homeowners
That’s why I’m proposing the Seniors Security Act, a bold plan to eliminate property taxes for Georgians over 60. The legislation, which I’ll introduce in the 2026 Legislative Session for a statewide referendum in the primary election, would raise Georgia’s homestead exemption to $500,000 for seniors’ primary residences.
This would effectively erase property taxes for most retirees, as the median home value in Georgia hovers around $330,000, per recent Zillow data. For those with delinquent taxes, the Act would ban foreclosures on primary residences, converting unpaid taxes into liens collectible only upon sale or transfer. This ensures seniors can stay in their homes without fear of losing them to the tax collector.
It’s time we stop using our senior citizens as a piggy bank. These are people who’ve paid their fair share — often more than their share — funding schools, roads, and public safety for decades. They don’t deserve to be priced out of their homes in retirement.
This Act promises relief, allowing seniors to bank extra dollars for health care, travel, or simply enjoying their golden years with dignity. It also gives them certainty, letting them plan retirement without the looming threat of unpredictable tax hikes.
Property taxes are inherently un-American
But my vision goes further. I believe property taxes on homes are inherently un-American, a form of perpetual rent to the government that undermines the dream of true homeownership. My long-term goal as lieutenant governor is to phase out this tax entirely for all Georgians, replacing it with fairer revenue streams that don’t punish people for owning a piece of the American Dream.
I’m open to ideas — whether consumption-based taxes or streamlined budgets — to achieve this while maintaining essential services.
Local officials may balk, citing budget constraints. I get it: Government loves to grow itself, often at the expense of taxpayers. But the horror of seniors losing their homes far outweighs the challenge of trimming bureaucratic fat.
In 2024, Georgia’s state budget hit $37.8 billion, yet we still see waste — like $1.7 million for “arts and culture programming” or redundant administrative offices. Surely, we can prioritize our seniors over pet projects.
As we craft the Seniors Security Act, I welcome input to ensure it puts retirees first. Let’s make Georgia a state where growing old doesn’t mean losing your home. Together, we can end this unfair tax burden and give our seniors the security they’ve earned.

I am a 78 year-old disabled veteran and my property taxes have doubled in the last four years. Banks County says not enough young people so we have to pay the price with high taxes for seniors. 60% or more of my tax bill is for school taxes I’m 78 I don’t have any kids in school. Why should I pay school taxes? My youngest is 50.
Thank you so very much! Here in Walker county Ga we have to pay school taxes all the way to 75 years old! My sister was exempt in Kennasaw Ga at the age of 62. Me and my husband are about to be 67. Yes please get rid of all these taxes. I actually work code Walker county tax assessor office. And plan on retiring in a year or so. So it would be a blessing to get rid of so much property taxes. I am all for that. Property taxes have given me a headache and I’ve almost lost my home which is paid for because I couldn’t pay the property taxes. If you could do this you’ve got my vote forever. Right now I have zero negative 3 cents in my checking account and that has to last me until 21 January

I agree that property taxes are a big issue for seniors. Property taxes can be increased by rising home values but also by increased by county millage rates. When was the last time you have seen property taxes decrease. The problem I see is the county board of education property taxes that are usually 75% or more of the annual tax bill are not fair for seniors to pay. County based senior related exemptions for seniors are a joke as you need to be basically destitute to get any break in the property taxes.
My wife (76 yo) and I (77 yo) are in full support of your proposal to limit or eliminate property taxes on real estate We would also support relief from taxes on personal property, e.g. motor vehicles as well.
Please note, however, we would strongly oppose replacing the income tax with a “fair” tax or with increased sales taxes. Such changes will unfairly harm the poor as well as seniors on fixed incomes.

Stop School Tax for Seniors over 65 with Adjusted Gross Income under $75,000 State Wide like some Countries. School Taxes are the Real issue.

As a senior citizen, age 83, I wholeheartedly support your proposal! I know government entities will balk, but if we seniors have to live on fewer resources our governmental jurisdictions need to find ways to tighten their belts and eliminate “niceties” just as retirees have to do when their incomes are reduced

I’m 100% behind you. Sorry I’m a disabled vet and can’t afford to donate. VA screws us out of travel pay and living in Butler Ga I have to travel between 45 and 125 miles one way for appointments. I spend more on gas then groceries.
500,000 is a great starting point to spare seniors from property tax.
To offset the tax shortfall local and state taxes could be adjusted to ensure schools and infrastructure are supported.
I am a 78 year old retired Army soldier for life . I bought a new home in Bryan county several years ago and its been payed off for 5 years, each year my property taxes increase, School taxes in my community a equal over half of my assessed taxes. I have no children in school,. Us seniors are getting ripped off from these ridiculous taxes
I’ve spent a good portion of my life paying for my house and property once I’ve paid the taxes for all those years. I don’t feel like the government should text me to live in a house and own property that I have already paid for it belongs to me, not our government

This should happen immediately. In my opinion homestead exemption should be unlimited for people over 70. You need to get this passed now so we want have to pay property taxes in 2026

I’m almost 86 years old. Live on a very strict budget. The taxes for last year was so unfair but the worst part was the school taxes. They get state funds and building school buildings every year. No children or grandchildren in school. Do you think that is fair for an old woman. Something needs to be done.

Here is the real issue. Why should older citizens whose kids now have their own families, continue to pay school taxes for horrible schools? I have to help my daughter pay for private school for her daughter because the school in our neighborhood is so bad. Please eliminate school taxes so we can eliminate the NEA and get TRUE school choice. Get the brainwashed liberal stranglehold out of schools. Privatize schools and issue vouchers based on a State tax so parents can choose to send their children to a private school that teaches woke garbage or a school that teaches actual reading, writing, etc. our current system worked in the 60’s before people that hate our country took it over. Generally, I support the proposal. Is it economically possible? Pay for it with budget surplus? Or sales tax increase?
Property taxes should be illegal. You pay 30 years for a home and you still have to pay overbearing dollars for taxes on that home from money that has already been taxed. How much tax does Georgia need? We have Republicans in control for decades! Why haven’t they done something about taxes and high insurance- all types (scam also)????

As you mention taxes are essential to civilization. Eliminating property tax at 60 is stupid as retirement is now over 66. A bigger problem is those who pay nothing to enjoy the benefits of civilization. You have a good idea but it needs more refining. Those making over $750,000 should not be eligible for the exemption. Disabled veterans making less than $400,000 should be exempt from all property tax. Wounded veterans should be exempt period. All municipalities should be restricted to 3% property appraisal increases until the house sells.
There is much more work to do! Especially ensuring everyone has skin in the game.
500K exemption at 60 // unlimited for 70 & beyond, & should be inclusive of all property based taxes [property, school, etc]. This needs to uniform across the entire state instead of every county setting their own rules related to how age is considered.
You will need to clarify “whose age are you using” if multiple people are on the property deed, & also what happens when the house is held in a Trust. I know those are technical details, but they are not mentioned here. More work to do, but please don’t give up on this. It is critically important to seniors when GA property values are growing & the Atlanta ‘sprawl’ is exploding the counties much farther from the perimeter than say 10 years ago.
As a Senior in Fulton County it’s even worse.
You must refile every 2 yrs to renew your property tax senior exemptions by Aril 1st.
If you forget to do it, you lose your exemptions.!!!
Many Seniors are unaware of this!

High, Allen Tyler, Wilkes County, my scroll taxes are well over 65 % of my taxes I have to use a credit card to pay my taxes and insurance on my home and vehicles . I’m 82 years old and owe almost 10,000 in credit card debt , and it builds up more every year with no hope of ever getting out of debt, please give us older people some relief especially school taxes my kids are in thier 50s why should I still be paying school taxes ?
I’m Robert. I live in rural north Georgia living on ssi. The taxes were I live keeps increasing every year,manly because the rich are buying and building 6-10,000 square foot houses for their second or third homes. The rest of us who live simple lives,and have and always live that way shouldn’t have to pay for the ones who want everything the world has to offer. I am not jealous or envious of anyone who wants all of the things they work for. God bless them. The rest of us who just want to work hard and enjoy the life God has blessed us with. Good luck
